Attended the Heron Pond rollout event yesterday. Heron Pond will be a lovely Active Adult community in Woodstock with sidewalks on both sides of the street, a green ‘linear’ park through the center of the community, pond trail, gated entry and two level clubhouse overlooking Heron Pond. Due to the tremendous interest in the community with over 800 sign ups for the pre–opening emails and around 300 registrations for the roll-out events, Windsong Properties is going to provide those interested parties with a first opportunity to purchase within the community. There will be a lottery Saturday, Feb. 22 at 2pm at Magnolia Hall in Woodstock. The lottery will determine the order in which potential residents will talk with the sales staff to get specific information about Heron Pond. No money is required for the lottery, it will only set the order for information and choice of lots. Some important facts about the community:
- Active Adult community for seniors 55+
- 5 floor plans to choose from
- lots vary in size and price – lots are 50 and 60 feet wide
- certain floor plans only go on certain lots
- homes will be built in a pre-determined time frame – 3 homes will be started each month, in year one 36 homes will be built
Example of having a home finished – if you choose a Buckley floor plan on Lot 39, that home would be started in 4th quarter of 2014 plus construction time. If you want something sooner, you would need to choose a floor plan and lot that will be started sooner according to the pre-determined building sequence. If you want a home in 18 months choose a lot and floor plan that will begin construction in one year. This is a way to reserve a lot before being offered to the general public at some time in the future. Here is Heron Pond pricing Feb 19 from the meeting. Again this is not a requirement to purchase, simply an opportunity to have a choice earlier in the game.
