As buyer’s agents in Georgia, our services do not cost you anything; we are paid by either the builder if buying new or seller if buying a resale home.  You are potentially at a huge disadvantage by working with an on-site agent or seller’s agent without your own buyer’s agent working on your behalf.  We are able to advise you on negotiating and are there for you and to protect you if a problem should arise.

No. Builders know that Realtors bring them a significant amount of business that they would not get otherwise and have set aside a marketing budget accordingly.  As a result, builders would never give you a better price on a home by not having an agent represent you.  In fact, our constant presence in Active Adult communities can sometimes result in us knowing about incentives or new lot releases before they are even made public.  And in the resale home market, if you are working directly with the seller’s agent, they are working for the seller, not you.

• Prioritize Target Communities and Homes- We will help you sort thru your favorite communities and perhaps floorplans. If there is not a home currently on the market that works for you, we’ll put you on an instant notification list to be notified when your perfect home becomes available.
• Negotiate Contract- We’ll use our years of negotiating experience and knowledge to help you get the best possible deal of your new home.
• Provide Contract to Close Support- We have great local lenders with a variety of loan programs and competitive rates plus a vetted team of home inspectors, attorneys, movers and handymen to help you make a smooth move into your next home. If you are building, we will attend your design and builder meetings to provide knowledge and expertise and make the building process less stressful for you.
