    • Setting the Stage – Preparing your home for sale is the most important thing you have do before putting your house on the market.  It’s time to make sure the appearance of your home is the best it can be.  Declutter and clean, delete worn out furniture and linens, and repair items that are broken or do not work correctly.
    • Pricing Your Home Correctly – Does your home have updates, renovations, and replaced items?  What have homes sold for in your community and nearby communities?  What are homes in your community and nearby similar communities for sale at?   All these are factors in pricing.
    • Target – Advertising your Home to Potential Buyers – Providing blanket exposure on the Internet with a visual color marketing campaign using professional photos and informative descriptions is the foundation of our advertising.  We will provide you with a written marketing plan and twice monthly updates about the market. 
    • Offers and Inspections – We believe working together in person is important so we will come to your house to present offers. Negotiate the terms of an offer that are acceptable to you.  Guide you through the home inspection, buyer financing, and appraisal.
    • Follow up to Closing – Work with Lender and Closing Attorney to provide information and documents needed by those parties for closing. Review documents with you prior to closing.  Remind all parties about utilities plus what to bring to closing including keys and remotes. Accompany you to closing.

    Yes.  Since most Active Adult communities are age restricted, making sure all parties understand that one owner must be 55 or over and other relevant items from the Covenants and Deed Restrictions. As Active Adult Experts, we understand who your buyer will be and how to attract their attention.  Not all real estate agents know or understand the type of community you live in.

    Since we have both been in the business for over 25 years, we are also very experienced at selling homes not in Active Adult communities too.
