One of the leading North Atlanta active adult builders is the The Orchards Group. Building since 1998, The Orchards Group has built 16 communities in North Metro Atlanta. These neighborhoods are a favorite with active adults looking to downsize and are popular with retirees and professionals alike. The homes are ranch patio style with everything on one level. 2 Car garages are standard on all homes. Some homes will have patios. Homes are 2 and 3 bedrooms with sunrooms. We just need general information on just what these “orchards” are all about

Hi Tom, thanks for your inquiry about the Orchards communities. These neighborhoods were built by the same Atlanta builder during the last decade and are all very similar in size and floorplan offerings as we describe in our post. They all have outdoor pools and a clubhouse that residents use for Bridge, parties and other activities as you mention. The Orchards of Roswell, Crabapple, Hopewell and Sweet Apple are in the Roswell area west of GA 400, the Orchards of Jones Bridge is in Roswell east of GA 400, the Orchards of Windward are in Milton/Alpharetta further north and east of GA 400 and there is another newer neighborhood further north in Forsyth County. Homes generally sell in the mid-200,000s with several available now in different communities. Homeowners monthly fees are generally around $250/month, varying some by neighborhood and cover all landscaping, exterior maintenance and insurance, garbage service, termite, upkeep of clubhouse and pool and reserve fund.
